What's Included in Your Inspection?

Roof
Roof coverings, drainage systems, gutters, downspouts, flashing, vents, skylights, chimney areas, and the overall structural condition of the roof system.

Attic, Insulation & Ventilation
Insulation levels, ventilation adequacy, exhaust systems, and accessible areas of the attic and any unfinished spaces above living areas.

Exterior
Siding, exterior doors, windows, trim, walkways, driveways, steps, decks, patios, drainage grades, and the general condition of all outdoor surfaces.

Basement, Foundation, Crawlspace & Structure
Foundation walls, structural framing, signs of water intrusion or movement, cracks, and overall structural integrity throughout the lower levels of the home.

Cooling
The air conditioning or cooling system, including the equipment itself, the thermostat location, the energy source, and the method of distribution throughout the home.

Heating
The heating system, energy source, location of controls, and the overall condition and functionality of heating equipment and distribution systems.

Fireplace
Visible portions of the firebox, chimney, flue, lintel, damper, and any cleanout access points that can be safely evaluated during the inspection.

Plumbing
Water supply lines, drain and vent systems, main shut-off valves, water heater condition and age, and all accessible fixtures including sinks, tubs, showers, and toilets.

Electrical
The service panel, grounding, wiring, outlets, switches, fixtures, AFCI and GFCI protection, and the presence of smoke and carbon monoxide detectors.

Appliances
Built-in and installed appliances including dishwasher, range, oven, microwave, disposal, refrigerator, exhaust fans, garage door opener, and dryer vent condition.

Pool (if applicable)
Circulation equipment, filtration, heating, electrical connections, water chemistry, and safety features associated with any swimming pool on the property.

Doors, Windows, & Interior
A representative sampling of interior doors and windows, walls, floors, ceilings, stairways, railings, and garage entry systems.
