What Are Pilings and Why Do They Matter

Pilings are structural supports driven deep into the ground beneath a home to bear the load of the structure above. Because pilings are buried, driven into soil, and often submerged in tidal water for portions of their service life, they are subject to a distinct set of deterioration mechanisms that simply don’t apply to conventional foundations. Wood Pilings and Marine Borers

The majority of older elevated homes along the Jersey Shore sit on wood pilings, typically treated timber that was driven during original construction. Wood pilings in saltwater and brackish tidal environments face attack from marine wood-boring organisms, particularly organisms like Teredo navalis, commonly called shipworms, which are actually bivalve mollusks that tunnel into submerged wood and can hollow out a piling’s interior while leaving the outer surface appearing intact.

A piling that looks solid from the outside may have lost a significant percentage of its structural integrity to marine borer activity. This is exactly why visual inspection from the surface is not sufficient. A proper piling inspection involves getting below the structure, probing the wood at and below the waterline, and assessing the true remaining cross-section of the pile.

Rot and Fungal Decay

Above the waterline but in the splash zone, where pilings are alternately wet and dry with tidal cycles and wave action, wood is particularly vulnerable to fungal decay. This zone tends to see the most active deterioration in many Shore properties. Soft spots, discoloration, and reduced structural resistance to probing in this area are warning signs that the piling’s effective diameter has been compromised.

Steel and Concrete Pilings

Newer construction along the Shore increasingly uses steel or concrete pilings, which address the marine borer problem but introduce their own concerns. Steel pilings are subject to corrosion in the saltwater environment. Concrete pilings can experience spalling, cracking, and rebar corrosion that expands and fractures the surrounding concrete. Both materials require expert evaluation to assess remaining service life.

What the Inspection Involves

A piling inspection at a Shore property requires physical access below the structure, which is why it’s a specialty service beyond the scope of a standard home inspection. The inspector will examine each accessible piling for visible deterioration, probe wood pilings for loss of structural cross-section, assess connections between pilings and the beam structure they support, look for settlement or out-of-plumb conditions that suggest movement, and document any pilings that have been previously sistered, spliced, or repaired.

Where conditions allow and tidal access is favorable, the inspection extends to below the waterline where marine borer damage is most likely to be concentrated. The findings are documented with photos and a written assessment of each pile’s condition.
